CzechInvest launches advanced real estate database. The system will change the search for business opportunities and strengthen the Czech Republic’s investment infrastructure

The CzechInvest agency has launched a new central real estate database, which is currently the most comprehensive and technologically advanced tool for searching for business and investment opportunities in Czechia. The system combines an advanced geographic information system, detailed technical and territorial data, and the direct involvement of regional investment experts. The result is a sophisticated digital infrastructure that significantly shortens the path from data analysis to the final investment decision.

While markets in neighboring countries struggle with data fragmentation across hundreds of private and municipal registers, CzechInvest has centralized the investment potential of all 6,300 municipalities in Czechia into a single digital entity. This step puts Czechia ahead of Germany, for example, where similar systems are only available at the level of certain federal states.

Our database provides municipalities, owners, and companies with a tool that links high-quality data about the area with the real needs of business and allows them to look at the development of locations comprehensively—from technical preparation and infrastructure to the long-term potential of a given location. We believe that transparent and well-managed real estate information is becoming a key component of the Czech Republic’s competitiveness and a solid foundation for responsible investment decisions,” says Jan Michal, CEO of CzechInvest.

The new Real Estate Database available at https://databaze-nemovitosti.gov.cz significantly changes the way investment properties are presented, managed, and searched for in Czechia—from production halls and land to brownfields intended for revitalization.

“We have created a tool that meets the needs of the modern investment market and provides investors and property owners with significantly more accurate and up-to-date data. In response to the ongoing transformation of global supply chains and growing pressure for efficient land use, we are introducing a solution that replaces passive catalogs with an active tool for Strategic Site Selection,” explains Tomáš Hamerský, Director of the Business Localization Department at CzechInvest. The long-term goal is to reduce barriers for domestic investors and foreign capital and increase the overall transparency of the investment environment.

CzechInvest is currently negotiating cooperation with individual regions and regional organizations, such as the Moravian-Silesian Region Development Agency MSID. Local partners will play a key role in continuously updating data on locations and communicating information about the real needs of the region to investors.

Detailed data, smart filters, and direct contact with experts

The key difference from the currently used databases is the technological architecture of the system. The platform is built on detailed GIS data, which allows searches based on precise geographical, infrastructural, and regulatory parameters. “The geographic information system allows us to work with data at a level of detail that was previously only available through expensive private analyses. Thanks to the combination of GIS layers and direct links to our experts in the regions, we also eliminate time losses when checking locations, which is a critical factor for large industrial players,” says Tomáš Hamerský.

Investors may filter locations by distance to highways, railway junctions, or airports, availability of utility networks, plot size, type of property, or zoning restrictions, including floodplains and protected areas.

The most important technical parameters include:

Technical audit of the location: Detailed information on utility connections, the technical condition of the property, and the capacity of utility networks.

Logistical connectivity: Dynamic mapping of distances to highway junctions, rail, and energy infrastructure.

Limits and risks: Overview of flood zones, environmental restrictions, and protected areas.

The results are clearly displayed on a map and in a structured list, with each location clickable for more details.
The technological platform is complemented by the option of direct connection to CzechInvest’s network of investment experts. They verify the compliance of selected properties with the parameters of investment plans, mediate contact between interested parties and owners, and, if necessary, suggest suitable alternative locations to investors.

Each new record goes through a validation process. The system does not allow the publication of an offer without complete information. Administrators ensure that each record in the database is regularly updated. In this way, the platform solves the chronic problem of public databases, which is the high proportion of outdated or incomplete data that increases transaction costs for investors.

In addition, the new real estate database offers Demand Analytics, which provides feedback from the market. Property owners gain an overview of how many investors are interested in their location or property and what technical standards they require. Known requirements enable more effective land development planning based on real data rather than estimates.

Thousands of investment opportunities in one place

The system currently manages data on approximately 5,100 locations, including nearly 600 commercial properties and more than 4,500 brownfields across the country. The database combines a publicly accessible section, which includes, for example, halls and entire complexes intended for investment, and a non-public section with sensitive records – in particular brownfields applying for subsidy support or locations whose owners do not want to be publicly presented.

CzechInvest is now preparing further development of the database, including integration with the National Geoportal for Spatial Planning, connection to other information systems, and the launch of an English language version.
